PAT Testing for Landlords in Derby: What You Need to Know
PAT Testing for Landlords in Derby: What You Need to Know
If you are a landlord in Derby, ensuring your rental property is safe for tenants should always be a priority. Electrical appliances supplied with a rental property can pose risks if they are damaged, faulty or poorly maintained. This is where PAT testing can help.
Why Is PAT Testing Important for Landlords?
Portable Appliance Testing (PAT) involves visually inspecting electrical appliances and, where appropriate, carrying out electrical tests to help identify potential faults. This can include items such as kettles, microwaves, lamps, fridges and other portable electrical equipment supplied with a property.
Although there is no general legal requirement in England for landlords to PAT test every portable appliance at fixed intervals, landlords must ensure that electrical equipment they provide is safe. Regular inspections and appropriate testing can help demonstrate that electrical safety is being taken seriously.

A suitable testing schedule will depend on the type of equipment, its condition, how frequently it is used and the environment in which it operates.
